Mold Remediation: Attic Growth, The Heights

A home inspector flagged black spotting on the roof sheathing during a sale. We found 340 square feet of active Stachybotrys chartarum, the species that thrives on wet cellulose, fed by a bathroom vent dumping warm, moist air directly into the attic instead of outside. We set containment with negative air pressure using HEPA-scrubbed exhaust, removed the contaminated insulation and sheathing per IICRC S520, then treated the framing with antimicrobial and sealed it with a mold-resistant coating. The vent got rerouted through the roof. Post-remediation air sampling showed spore counts below outdoor baseline. The buyer’s lender cleared the loan. The seller got documentation that transferred liability off their record.
Fire & Smoke Damage Restoration: Kitchen Grease Fire, Downtown

A grease fire on Newark Avenue sent protein smoke, the nearly invisible residue from burned animal fats, through every cabinet and into the HVAC return. Protein smoke doesn’t look dramatic, but it’s tenacious and acidic. We started with dry-ice blasting on the charred studs, then moved to ultrasonic cleaning for the metal fixtures and contents. The real work was tertiary smoke removal, getting what settled in wall cavities and behind appliances. We ran hydroxyl generators for three days to break odor compounds at the molecular level, safer than ozone with occupants in adjacent units. The adjuster initially scoped replacement of all cabinets. We salvaged 70% with documentation that justified the line-item savings. Photo record on every visit. Written price before work started.
Storm & Disaster Restoration: Roof Leak, Greenville

Hurricane Ida’s remnants tore flashing off a flat roof on Old Bergen Road. Water ran down a parapet wall and pooled above the kitchen ceiling until the drywall failed. A main line blockage on Morris Street sent raw sewage into a garden-level unit and the commercial space below it. Category 3 black water carries enteric pathogens, including E. coli and hepatitis A. We don’t negotiate on protocol here. Porous materials go: carpet, pad, baseboard, drywall to 24 inches, the section above the waterline where wicking carries contaminants. The concrete slab got HEPA-vacuumed, scrubbed with antimicrobial, and sealed with a penetrating blocker. We ran air scrubbers for 48 hours post-cleaning and documented airborne bacteria counts before releasing the space. Reconstruction & Cleanup: Full Build-Back, West Side

This one started as a water job and became a rebuild. A slow leak behind a shower valve in a West Side bungalow went undetected for months.
